HOA Dues

Payment of Dues

The Winchester Pointe Homeowner’s Association (WPHOA) provides services and operates as detailed below.

Services are funded by monthly dues paid by each homeowner. No homeowner is exempt from paying dues.

  • 2024 monthly dues are $222
  • Dues will increase to $244 effective with the January 2025 payment
    …If you have an automatic payment through your bank, be sure to make the adjustment
    …No action is needed on your part if your payments are handled by the Management Company (ACS West)
  • Payments are due no later than the 1st of every month
  • Payments received after the 15th will be assessed a $25 late fee
  • Checks returned due to insufficient funds will result in a $50 handling fee in addition to any late fee incurred

Late Fee and Grace Period 

Beginning with the payment due January 1, 2025:

  • Fee for late payments will increase to $30
  • Payments received after the 5th of the month will be assessed the late fee

There are several options available to homeowners to make monthly payments.

  • Winchester Pointe HOA coupon books are provided annually
    …The coupon books will be mailed to homeowners no later than November 15th for the following year’s dues
  • Homeowners may setup automatic bank drafts
  • Homeowners may setup monthly payments through the homeowner’s bank account

Collection of Dues

If a homeowner is two months late paying dues, the account will be turned over to collection and payment will be accelerated for the remaining calendar year.

  • Snow Removal
  • Upkeep of Common Areas
  • Signage within the Community

Reserve Funds

A percentage (approximately 36%) of the monthly dues is put into reserve funds to pay for large-ticket items:

  • Roof Repair or Replacement
  • Seal Coating or Replacement of Asphalt
  • Exterior Painting of Homes
  • Light Poles
  • Water and Sewer Lines
